    Asphalt sealcoating is an essential maintenance practice that protects and prolongs the life of your pavement. Whether it's a residential driveway or a large commercial parking lot, knowing when to sealcoat can make a big difference in long-term performance and cost savings.

    When Is the Right Time to Sealcoat?

    New Asphalt Wait at least 6–12 months after new asphalt installation before sealcoating. The pavement needs time to cure and for oils to evaporate. Sealing too early can trap oils and cause premature failure.

    Existing Asphalt Reseal every 2–4 years, depending on traffic volume and climate exposure. Watch for these signs that it's time: - Faded gray or brown color (healthy asphalt is black) - Small surface cracks forming - Raveling (loose aggregate on the surface) - Visible oxidation

    Weather Requirements

    • Air and surface temperatures above 50°F
    • No rain in the forecast for 24–48 hours
    • Low humidity (below 90%)

    In Arkansas, the ideal windows are spring (April–May) and early fall (September–October). Summer works too but can be tricky due to afternoon thunderstorms.

    How Many Coats?

    Most applications use two thin coats rather than one thick coat. This provides better coverage, adhesion, and durability.

    Professional vs. DIY

    While DIY sealcoating products exist, commercial-grade sealers applied by professionals last significantly longer. Professional crews also prep the surface properly—cleaning, filling cracks, and applying primer where needed.
